Is a smart home worth it? What home automation really offers

Many owners ask us whether automation is a luxury or something genuinely worth having. The short answer: in a home that is being built or renovated, and especially in a villa that stays empty or is rented out, automation pays back in comfort, security and less waste. Here is what you gain, when it is worth it and when you do not need it.

What home automation is, in plain words

It is a system that connects lighting, air conditioning, heating, shading, security and audio so they work together. Instead of ten switches and five remotes, you have a few keypads with scenes and one app on your phone. The system can also react on its own: to an open door, to daylight or to the fact that you are away.

In commercial spaces and hotels this is called building automation. The idea is the same, just on a larger scale.

1. Comfort at the touch of a button

The “Welcome” scene turns on the lights you want, opens the shutters and sets the temperature. “Evening” dims the lighting and “Away” switches everything off and arms the alarm. You do not need to remember anything; the house remembers for you.

2. Less wasted energy

The biggest waste in a home or hotel is air conditioning and lighting running for no reason. Automation tackles it with simple rules:

  • Air conditioning switches off when the balcony door opens.
  • Lights and climate switch off in rooms that are empty.
  • Shading closes during the hottest hours, so the air conditioning works less.
  • Energy metering shows where and when energy is used.

The role of automation in energy performance is recognised in standards too: the European EN 15232, now superseded by EN ISO 52120‑1, classifies buildings by how intelligently heating, cooling, lighting and shading are controlled.

3. Peace of mind while you are away

In Santorini many homes and villas stay closed for months. With sensors and alerts you learn straight away about a water leak, a power cut or an open door, and you can check the state of the house from your phone. You can also turn on presence simulation with lights and shutters.

4. Control from anywhere

From the app you control lights, temperature, shading and the alarm, whether you are in the next room or abroad. Before you arrive, the house can already be cool in summer or warm in winter.

5. More attractive for rentals

In villas and rental properties, guests find the space ready and operate it easily with clearly labelled keypads. You keep consumption under control between bookings and change access codes without keys changing hands.

When it is most worth it

  • In a new build or a major renovation, because the wiring goes in from the start.
  • In villas that stay empty for long periods or are rented out.
  • In hotels and rental properties, where every saving rule multiplies across rooms.
  • When you want a system that can grow over the coming years.

When you may not need it

If all you want is to switch two lamps on from your phone in a small apartment, a few simple Wi‑Fi smart products may be enough. A complete system such as KNX makes sense when you want many functions to work together, reliably and for many years.

What to look out for before you start

  • Plan early: talk to your architect and electrician before the walls are closed.
  • Choose an open standard such as KNX, so you are not locked into one brand.
  • Ask who will support the system after handover.
  • Keep operation simple: a few clear scenes are worth more than dozens of settings.

Conclusion

Automation is not a gadget. Designed properly, it makes a home more comfortable, cheaper to run and safer, especially while you are away. If you are building or renovating, now is the best time to consider it.

FAQ

Questions about smart homes

Can it be added to an existing home?

In many cases, yes. The best solution depends on the existing installation and how much work you are willing to do; we work it out together after a site visit.

What happens if the internet goes down?

KNX runs locally. Keypads, scenes and schedules keep working as normal; without internet you only lose remote control until the connection is back.

Is it hard to use?

No. The system is set up around your daily routine, with a few scenes and keypads with clear symbols. We show you everything at handover.

Want to know if it is worth it for your home?

Tell us about your space and we will suggest what makes sense, with no obligation.
